A new construction Neighborhood in Cape Coral
Hudson creek, one of the most significant developments that has ever been brought to Cape Coral is currently in the process of going forward, however there is no specific date tied to when it will be finished.
The presentations that were given to the Cape Coral city council by the staff and the developer of the mixed-use community project Hudson Creek took place as recently as last week.
Within the vicinity of Jacaranda Parkway North and Chiquita Boulevard, Hudson Creek is located to the east of Burnt Store Road. Additionally, it is surrounded on multiple sides by vast state-owned preservation areas.
Both wetland and upland can be found on the expansive 1,732 acres of land that are not yet developed in North Cape. It does not have any utilities or existing roadway access, and it is expected to deliver as many as 3,500 residential units, including single-family houses and apartments, as well as retail space that is equivalent to half of Edison Mall.
More than 12,000 perimeter buffer plants will be incorporated into the construction of residential dwellings that will be developed surrounding preserves.
Considering that Cape Coral encompasses around 120 square miles and 76,800 acres, the enormous piece is equivalent to 2.26% of the city that is already in existence.
A special meeting of the Cape Coral city council took place on Thursday, and it was unanimously authorized by the council that the zoning modifications that established the planned unit development the Hudson Creek were acceptable.
A total of 37 constraints were applied to the development by the council.
These include the following:
• There will be no issuance of certificates of occupancy until the buildings have been connected to the water, sewer, and irrigation systems of the city.
• For the purpose of "Building and Construction with Outdoor Storage and Display," all of the outdoor storage must be concealed behind an opaque fence or wall that is six feet tall and constructed out of wood, vinyl, aluminum, brick, or concrete block and stucco.
• In the event of an emergency, the City of Cape Coral Police Department and the Fire Department are required to have remote access, which will be installed on all entrance gates.
• In addition to installing a circular driveway, the Spine Road neighborhood will have a minimum lot width of fifty feet.
• The development is needed to ensure that all of the landscaping that is necessary for the site is kept in good shape over its entire lifespan.
• A minimum density of ten units per acre will be required for the multi-family construction, which will not take up more than forty percent of the existing land.
• Any violation of the MCP or any condition of approval will be subject to enforcement by the City through any and all available remedies, which may include, but are not limited to, any and all procedures for code enforcement operations.
• If the City does not withdraw or modify any of the conditions that have been imposed on the project, then those conditions will continue to be in full force and effect for the duration of the development.
• Utility services located off-site were also allowed.
The developer has agreed to extend the city's water and wastewater facilities, acquire the appropriate easements and right-of-way at their own expense, and transfer ownership of the off-site improvements to the city by transferring ownership of the improvements to the city.
Through the receipt of credits, the developer will be able to apply those credits toward contributions that are made in aid of construction costs and utility capital expansion fees.
